2011 Annual Meeting Minutes, Feb. 1, 2011 7:30 p.m.

Meeting was called to order by the President, Jim Egan.Motion was made and seconded to approve minutes from 2010 Annual meeting. The 2010 Financial report was presented by the Treasurer, Danny Sheffield. The 2011 proposed budget was presented by Danny Sheffield. Motion was made and seconded to approve proposed budget.
New Business Discussion:
Speeding continues to be a concern. Residents were urged to contact City and County law officials to report. Golf carts driven by minors are another concern. Residents were urged to contact City and County law officials to report. This is a safety issue.
One resident raised the concern of a recent construction of a front facing detached garage on Willow Green, property owned by Mr. and Mrs. Gorbet. Mrs. Gorbet was in attendance and indicated that she and her husband had read the covenants but had not noticed that restriction. The board reminded her that the garage would need to be brought into compliance. Mrs. Gorbet indicated that she and her husband were willing to do so and would provide the board with their proposed remedy.
Another resident presented the concern of the brick walls located on Grayson Lane as you enter a phase of the subdivision. These structures have been objects of vandalism and the HOA has paid to have them power washed the past year to get the graffiti off. Additionally, from the repeated power washing the mortar holding the brick needs maintenance. Youth have also been caught climbing on these structures. If someone got hurt that is an additional liability for the HOA. An estimate to repair/maintain the brick entrance walls for $2,800 was presented. An estimate to excavate these structures and haul off debris $1,500 was presented. After some discussion on the net savings of future maintenance, a motion to excavate and remove the brick entrance walls was approved by vote of a majority of homeowners in attendance at the meeting.
An estimate for the 2011 landscaping contract was presented which is a $1,200 reduction from 2010. A motion was approved by vote of a majority of homeowners in attendance at the meeting to accept landscaping contract for 2011 from Southern Landscaping.
The Annual WGHA neighborhood garage sale will be the first Saturday in May. Kate Abrahamsen has been working on a website and facebook page for the HOA. All homeowners are asked to send in their email addresses for future meeting notices and announcements.
The next order of business was Election of Officers. After some discussion, a motion was made and seconded to have Jim Egan continue as President and Danny Sheffield continue as Treasurer of the HOA. Kate Abrahamsen and Janna Hellums offered to assist Mr. Sheffield with his office.
As there was no other business, motion made and seconded to adjourn.
